FAQ

Answers To Your Questions

Building a custom home comes with a lot of questions. Here are answers to the ones we hear most. If you do not see yours, call us at 507-319-9912. We are happy to help.

Getting Started

Planning Your Custom Home

Do you build outside of Rochester?

Yes. We are based in Rochester and build custom homes throughout the surrounding Southern Minnesota communities. If you are not sure whether your location is in our area, give us a call.

Do I need to own land before we talk?

No. Many clients start talking with us before they have a lot. We are happy to talk through what to look for in a building site and how a lot can affect your design and budget.

Can I customize one of your home models?

Absolutely. Our signature models are a great starting point, and each one can be adjusted to fit your needs, from layout changes to finishes. You can also start from a completely custom design.

How do I get an estimate?

Call us at 507-319-9912 or fill out our contact form. We will set up a time to talk about your goals, timeline, and budget, then provide pricing based on your plans and selections.

What should I bring to our first meeting?

Anything that helps us understand your vision: photos of homes you love, floor plans you have saved, a rough budget, and your list of must-haves. If you already own a lot, details about the property are helpful too.

How soon can we get started?

It depends on where you are in the planning process and on our current schedule. Reach out early, even if you are still exploring, and we will help you map out the next steps.

The Process

How The Build Works

What are the main steps of building a custom home?

Most projects follow the same path: an initial conversation, design and planning, final pricing and agreement, permits, construction, and a final walkthrough before you move in. We will walk you through each step before we begin.

How long does it take to build a custom home?

Every build is different. Timelines depend on the size and complexity of your home, your selections, permitting, and Minnesota weather. We will give you a detailed schedule during planning and keep you updated as the project moves forward.

How will I know how my project is going?

Clear communication is one of our core values. You will have a direct line to our team and regular updates on progress, upcoming decisions, and any changes.

Can I visit the job site?

Yes, and we encourage it. Please schedule visits with us ahead of time so we can walk the site with you safely and answer your questions along the way.

Can I make changes once construction starts?

Changes are sometimes possible, but they can affect cost and schedule. The more decisions we finalize during planning, the smoother your build will go. If something comes up, we will review the impact with you before making any change.

Who chooses the finishes and materials?

You do, with our guidance. We will help you work through selections like flooring, cabinets, countertops, and fixtures so your choices fit both your style and your budget.

Budget

Planning Your Investment

How much does a custom home cost?

Cost depends on the size and design of the home, your lot, and the finishes you choose. Rather than quote a one-size-fits-all number, we will build a plan around your budget and provide clear pricing as your plans and selections take shape.

How do most people pay for a custom home?

Most clients use a construction loan through their bank or lender, which typically converts to a mortgage once the home is complete. We recommend talking with a lender early so you know your budget before design begins.

Will I get a detailed estimate?

Yes. Once your plans and selections are defined, we provide a detailed estimate so you understand where your investment is going. Transparent pricing is one of our core values.

What can cause the price to change?

The most common reasons are changes requested after pricing is finalized and upgraded selections. We will always review the cost of any change with you before moving forward.

Should I get pre-approved before meeting with you?

It is not required to start a conversation, but knowing your budget early helps us design a home that fits it. Many clients talk with a lender and with us at the same time.

How can I keep my build on budget?

Set a realistic budget early, make your key selections during planning, and keep a contingency for the unexpected. We will help you decide where to invest and where to save.
